Here at Orchard K Lettings, we are always on hand to help guild you through and answer any questions or address any concerns you may have. Being independent agents and only having a very small team you will always talk to the same people and not get passed around the building meaning you won't have to repeat yourself over and over again. We can also tailor our services to suit you as we work on a one to one basis so can offer bespoke services. 

We have a clear and easy to understand pricing structure which can be found below so there are no nasty hidden fees. We always like to keep our fees fair and very competitive. We will also never take on more properties than we can manage as high-quality service to both landlords and tenants is at the heart of everything we do.

Service options and fees for Landlords

 

To offer flexibility Orchard K Lettings offers an All-Inclusive package with our Full Management Service. It includes everything: From market appraisal through to keeping safety certificates up to date.

FULL MANAGEMENT SERVICE

This includes Appraisal, Marketing, Tenant Find, Tenant Referencing, Tenant Credit Checking, Tenancy Agreement, Tenancy Deposit Protection, Tenants Check in & out, Processing Rental Payments, Periodic Inspection Visits, Tenant communications, Dealing with Maintenance Issues, Keeping Certificates Up-to-Date and Legal Notices

 

We offer management fees as low as 7% if you have multiple properties.
Tenant Find when using our fully managed service is 
40% of 1 months rent.


There are no upfront fees, you only pay on a successful let.

2+ Properties: 8%

5+ Properties: 7%

 

Maintenance & Repairs are arranged to ensure compliance with legal requirements (Full Management Service) Charged at Cost – No Mark Ups

Property Inventory including photographs of the condition (dependant on property size and whether furnished or unfurnished) - £50- £155

Renewal of Tenancy (For a fixed term) £50

Renewal of Tenancy (to a periodic tenancy) £20

MANAGED SERVICE
When you need us to do an Appraisal, Marketing, Tenant Find, Tenant Referencing, Tenant Credit Checking, Tenancy Agreement, Check-In, Monthly Rent Collection and Initial Action on Rent Arrears. Then you self-manage by dealing with Maintenance Issues, Safety Certificates, Inspections, Check-Out and Refurbishments prior to re-letting the property.

Our Management Fees for Managed Service with Rent Collection is 
40% of 1 Month's Rent for finding and tenant and rent collection fee is 5% of the monthly rent.
 

LET ONLY SERVICES

When you only need us to find you a tenant and then you self-manage we offer fixed price services to meet your needs. Fees need to be paid to this company prior to the start of the tenancy.

 

Bronze - £150 Appraisal & Online Marketing

Silver - £250Appraisal, Online Marketing + Viewings

Gold - 50% of 1 months rentAppraisal, Online Marketing, Viewings, Credit & Reference checks, Tenancy Agreement, Collection of 1st Month's Rent and Deposit Money, Registration of Tenant's Deposit, Supplier Notification and handover to you

Registering the Tenant Deposits with the Deposit Protection company in accordance with the law - £25

Issuing Notice of Seeking Possession - £105

Preparation of Tenancy Agreement (including signing) - £100

Property Inventory including photographs of condition (dependant on size and whether furnished or unfurnished) - £50- £155

Check In or Check Out of tenants - £50

Renewal of Tenancy agreement (fixed term) - £50

Issuing a Memorandum of Renewal Tenancy Agreement (to a periodic tenancy) – £20

Property Inspections with written report - £40

Management of insurance claim repairs & replacements or management of property refurbishments - £40 per hour

Services outside of those in the Landlord’s Agreement - £40 per hour
