Relevant letting fees and tenant protection information
In addition to paying rent for the property, you may also be required to make the following permitted payments:
Before the tenancy starts:
Holding Deposit: 1 week’s rent (which may not be returned under certain conditions listed below). The Holding Deposit can be deducted from the first month’s rent with your agreement; and/or
Deposit: 5 weeks rent (or in the case of rental income of more than £50,000 per annum 6 weeks rent).
During the tenancy:
Payments to other third parties: such as Council Tax, utilities or payments for communications services;
Default Charges: such as payments for the replacement of lost keys or security devices or interest on overdue rent; and
Tenancy Transaction Charges: such as requests to vary or assign the tenancy of £50 unless higher costs are incurred
If You Decide to End Your Tenancy Early: To compensate the landlord for costs incurred in re-letting your property and the loss of rent

Conditions where a Holding Deposit May Not be Returned:
We can retain the holding deposit under the following circumstances:
The tenant changes their mind to rent the property
The tenant fails the Right to Rent check
The tenant provides false information regarding their suitability e.g. income, CCJ’s etc.
The tenant doesn’t enter into the agreement by the agreed deadline
Pricing structure prior to 1st June 2019 which apply to existing tenancies
No VAT payable by tenants or landlords
Agency Fees for Tenants
Fees need to be paid to Orchard K Lettings prior to the start of the tenancy along with the 1st month’s rental payment and the security deposit. The security deposit will be held in a government-approved tenant deposit protection scheme.
£50 per applicant for Credit & Reference Checks
Anyone living at the property over the age of 18 will go on the Tenancy Agreement and be subject to Reference Checks
£100 Tenancy set up fee (Includes Inventory, Tenancy Agreement, Phone calls and provision of documentation)
£50 Guarantor (if required) to cover Reference & Credit Checks and administration of Guarantee Agreement
£50 Check-in at a time of your choosing
Early Release - £100
If you wish to vacate the property before the end of the let period in the Tenancy Agreement; we will do our utmost to re-let the property to release you from the tenancy. However, you will be responsible for paying the rent and the utility bills until the property is re-let.
Renewal Tenancy Agreement (For a fixed term) - £50
Renewal Tenancy Agreement (to a periodic tenancy) - £20
Late Payment of Rent notification - £40
Breach of Tenancy Letter - £40
Other possible fees are:
Altering locks - £25 per day plus replacement for each lock - £100
Loss of keys call out fee - £40 plus the cost of locksmith and lock replacement (minimum charge) - £75
Loss of keys at check-out – minimum £45 per lost key
Agent Call out fee (unless it is an emergency) - £40
Agent Call out fee on Sunday (unless it is an emergency) - £80
