We understand that renting a property especially for the first time can seem like a stressful experience but we are here to help guild you from finding a property all the way through to having a happy tenancy and check out if you decide to move on.

We will listen to your requirements for a property and not bombard you with details of properties that don't match what you're looking for. If we haven't got something suitable at the time then we can keep your details until we do as we believe it's important that a property feels like your home rather than just a rental property.

We are only a call or email away if you have any questions or concerns. We are open beyond the normal 9am - 5pm and our opening hours can be found on our contact us page. You will always be speaking to the same people so you won't get passed around the building or have to repeat yourself over and over. 
We have a team of trusted trades contacts who we can call out to help you whenever a maintenance issue arises as it's important to us that our tenants are safe and properties are maintained to a high standard.

Relevant letting fees and tenant protection information
 

In addition to paying rent for the property, you may also be required to make the following permitted payments:
 

Before the tenancy starts: 

  • Holding Deposit: 1 week’s rent (which may not be returned under certain conditions listed below). The Holding Deposit can be deducted from the first month’s rent with your agreement; and/or

  • Deposit: 5 weeks rent (or in the case of rental income of more than £50,000 per annum 6 weeks rent).
     

During the tenancy:

  • Payments to other third parties: such as Council Tax, utilities or payments for communications services;

  • Default Charges: such as payments for the replacement of lost keys or security devices or interest on overdue rent; and   

  • Tenancy Transaction Charges: such as requests to vary or assign the tenancy of £50 unless higher costs are incurred

  • If You Decide to End Your Tenancy Early: To compensate the landlord for costs incurred in re-letting your property and the loss of rent
     

Tenant Protection

Orchard K Lettings is a member of the UKALA Client Money Protection Scheme and also a member of the Property Redress Scheme.

Conditions where a Holding Deposit May Not be Returned:

We can retain the holding deposit under the following circumstances:

  • The tenant changes their mind to rent the property

  • The tenant fails the Right to Rent check

  • The tenant provides false information regarding their suitability e.g. income, CCJ’s etc.

  • The tenant doesn’t enter into the agreement by the agreed deadline

Orchard K Letting is an Appointed Introducer for WeLoveLettings.co.uk who provide a range of insurances for tenants.
Their policies provide premium insurance designed for tenants which covers your liability for damage to Landlord's contents, buildings, fittings and fixtures which help protect your deposit.
There is also the option to add on cover for your own personal contents including your pets and any portable possessions such as your bicycle.
